How is dividend yield calculated?
Trailing yield is the distributions paid per unit over the last twelve months divided by the current unit price. It is a backward-looking figure: if the unit price falls while distributions hold, the yield rises mechanically. It says nothing about future distributions, which depend on occupancy, gearing and refinancing costs.
